Home Information Packs

 

The legislation on Home Information Packs (HIP’s) is still evolving at the time of writing and at the time of writing the following general points apply, but please check before marketing your property:

 

 

 

Do I need a HIP?

Virtually every property now needs a HIP to be ordered (but not necessarily received) before it can be marketed.  There are exceptions like new homes, agricultural properties and investment properties.  Properties which were on the market before the 1st August 2007 with 4 or more bedrooms or the 10th September with 3 bedrooms are currently exempt.  However, if there is a break in the marketing then a HIP will be required.  If you are simply changing agents, with no break in marketing, you will not need one.

 

 

 

Where do I get a HIP from?

Normally your estate agent or solicitor will order them but you can do it yourself or through a HIP provider. You need to clarify who is paying and when. Some agents are offering them 'free' but make sure you read any conditions as you may not be able to change agents without buying it from the first one.

 

 

 

What is in a HIP?

Some documents are mandatory including an index, a sale statement, the Title documents, Local Authority, drainage and water searches, an Energy Performance Certificate (EPC) and a copy of the lease if applicable.  Other documents are optional including a home condition report, other specialized searches, guarantees and additional leasehold information such as copies of the management accounts etc.
